BACKGROUND
Toll Brothers (Owner) is currently in the process of redeveloping the property at 3077-3155 El Camino Real (Property) with 60 for-sale housing units arranged in eight 3-story building clusters (Project). The Project was approved by City Council on July 12, 2022. A Final Map for Tract No. 10615 is required to be filed by the Owner as part of the Project.
DISCUSSION
The Final Map for Tract No. 10615 merges two parcels into one lot for condominium purposes (60 units). The Final Map has been reviewed by staff and meets the Tentative Map requirements. The Conditions, Covenants, and Restrictions (CC&R’s) have been reviewed and approved by the Community Development Department and the City Attorney’s Office.
ENVIRONMENTAL REVIEW
The potential environmental impacts of the Project were addressed in the Mitigated Negative Declaration prepared for the Project and was approved by Council on July 12, 2022. No further action under CEQA is required for this approval.
FISCAL IMPACT
There is no additional cost to the City other than staff time and expense.

This report has been coordinated with the Community Development Department and City Attorney’s Office.

Public contact was made by posting the Council agenda on the City’s official-notice bulletin board outside City Hall Council Chambers. RECOMMENDATION
Recommendation
1. Approve the Final Map for Tract No. 10615;
2. Authorize the City Manager to make minor modifications, if necessary, prior to recordation; and
3. Authorize the recordation of the Final Map for Tract No. 10615, which merges two parcels into one lot for condominium purposes located at 3077-3155 El Camino Real [APN 220-32-057 & 220-32-058 (2024-25)].
