POINTS FOR CONSIDERATION
* The proposed project is in a residential tract consisting of both one- and two-story residences. See Vicinity Map in Attachment 1.
* The site includes an existing single-family residence, which would be removed to construct the new two-story single-family residence.
* Per the Santa Clara City Code (SCCC) 18.120.020.(D)(7) the request to demolish and construct a single-family residence requires Architectural Review approval through a Development Review Hearing.
* Architectural Review for the demolition of an existing single-story residence and the construction a four-bedroom, three and one half-bathroom, 3,033 square foot single-story residence with an attached two-car garage.
* The project is consistent with the Santa Clara Single-Family Design Guidelines (2014):
* The project proposes a prominent front porch bordered by columns clad in wood veneer siding that enhance the entry
