Included as Attachment 1 to this report is the Economic and Financial Analysis Report including an assessment of market conditions. This report is a deliverable under Task 3: Economic and Financial Analysis of the Consultant scope of work for the development of a Community Benefits Program for the Downtown Precise Plan.
The development program of the Precise Plan was reviewed against real estate market conditions and trends within the Plan area and the larger surrounding market area. The potential to capture added value for allowing development over the maximum building height/FAR was assessed.
The Economic and Financial Analysis will inform a Community Benefits Strategy. Based on the findings from the work, the Consultant will develop a recommended strategy for the Community Benefits Program for the Downtown Precise Plan.
