BACKGROUND
Ridgecrest Group Inc (Developer) on behalf of Masud Maesumi et al. (Owner) is currently in the process of redeveloping the property at 1530 and 1540 Pomeroy Avenue (Property) with 11 townhomes (Project) on a 0.48 acre site. The Project was approved at the City's Development Review Hearing on May 14, 2025. Additionally, on September 23, 2025, the City Council approved a Vesting Tentative Map for the Project to merge the two existing parcels into one parcel and create a one-lot subdivision for condominium purposes for 11 townhomes and a common area. A Final Map for Tract No. 10593 is required to be filed by the Owner as part of the Project.
DISCUSSION
The Final Map for Tract No. 10593 merges two parcels into one lot for condominium purposes (11 units). The Final Map has been reviewed by staff and meets the approved Vesting Tentative Map requirements. The Conditions, Covenants, and Restrictions (CC&R's) have been reviewed and approved by the Community Development Department, City Engineer and the City Attorney's Office.
ENVIRONMENTAL REVIEW
The potential environmental impacts of the Project were addressed in the Mitigated Negative Declaration (MND) prepared for the Project. The MND was originally approved at the City's Development Review Hearing on August 18, 2021. An Addendum to the MND was approved at the City's Development Review Hearing on May 14, 2025.
FISCAL IMPACT
There is no additional cost to the City other than staff time and expense.
