POINTS FOR CONSIDERATION
* The proposed project is in the Maywood residential tract that consist primary of single-story mid-century modern patio-style residences as shown in the Vicinity Map on Attachment 1.
* The site currently consists of a 1,700 square foot one-story, three-bedroom, two-bathroom residence built in 1954.
* There are no significant historical features in the existing residence other than the age of the structure and therefore is not eligible to be designated a Historical Resource under Santa Clara City Code ("SCCC") as this mid-century modern patio-style home was not built by Joseph Eichler, a master builder.
* The City of Santa Clara does not have a historic context statement for mid-century modern patio-style residences which would identify and evaluate patio homes' cultural and historical significance in the development of Santa Clara.
* Per SCCC 18.120.020(D)(1) and SCCC 18.120.020(D)(7), the request to demolish an existing residence and built a new residence requires Architectural Review approval through a Development Review Hearing.
