DISCUSSION
Staff is requesting that the Planning Commission open the public hearing of this item and after taking any public comments, continue to the August 26, 2026 Planning Commission meeting to allow staff to complete required on-site public noticing for the hearing. The proposed ordinance is a City-initiated project and there are no applicants associated with this item.
The requested continuance will allow staff to post the required public notice on-site, at City Hall before the Planning Commission considers the proposed amendments to Title 18. Staff recommends continuing the item to a date certain of August 26, 2026, to ensure the public hearing is noticed in accordance with applicable noticing requirements before the item is heard.
No substantive action on the proposed Replacement Housing Unit Ordinance is requested at the August 12, 2026, meeting. Staff will return to the Planning Commission on August 26, 2026, with the public hearing item for consideration.
ENVIRONMENTAL REVIEW
No environmental determination is necessary for a continuance. An environmental determination will be included with the August 26, 2026 report to the Planning Commission.
FISCAL IMPACT
There is no fiscal impact associated with continuing the public hearing to the August 26, 2026 Planning Commission meeting.
PUBLIC CONTACT
A newspaper notice of this item was published in The Weekly, a newspaper of general circulation, on July 22, 2026. Should the Commission open the public hearing and then continue the hearing for this project to August 26 2026, no additional newspaper noticing will be required.
