Request: Architectural Review for an 800-square-foot, two-story attached accessory dwelling unit (ADU), proposed at the rear of an existing 2,069-square-foot one-story residence.

POINTS FOR CONSIDERATION
* The proposed project is in a residential tract consisting of both one- and two-story residences. See Vicinity Map in Attachment 1.
* The site is currently developed with a 2,069 square foot one-story single-family residence.
* Per the Santa Clara City Code 18.60.20(H) and 18.120.020(D), the request requires Architectural Review approval through a Development Review Hearing. The proposed project does not comply with ministerial review standards due to the inclusion of a second story.
* The project proposes an 800 square foot two-story attached ADU with a 105 square-foot second-story rear balcony. Part of the ADU expands the footprint of the existing primary house and the other part is the second story over the existing first floor of the primary house. See Attachment 4 for the development plans.
* The 105-square-foot rear balcony is set back 15 feet 2 inches from the rear property line and includes side walls that provide privacy for adjacent properties. Landscaping along the rear property line appears minimal.
