The proposed project, University Residential Station, is a request for an annexation and vesting tentative map of a .94 acre site from City of San Jose to the City of Santa Clara. Currently the Santa Clara portion of the site is 10.02 acres and the San Jose portion is .94 acres. If the annexation proceeds, it will allow for a future cohesive development on a 10.96 acre site with 408 residential units. The total project site would be developed within the allowable residential density range at 37.2 dwelling units per acre. Currently the applicant, Bixby Land Company has also submitted an SB 330 application for the entire 10.6 acre site which will be reviewed at a later date once the annexation is approved,

A City of Santa Clara action is first required on the .94 acre parcel and it would then require the City of San José to approve the detachment of the same parcel. In addition to annexation, the City of Santa Clara must approve the tentative map, pre-zoning and pre-designation of a General Plan land use for the parcel to allow for residential development. Pursuant to Government Code § 56654(a), the City Council will consider and adopt a resolution to authorize the application to LAFCO to approve the annexation request.
