POINTS FOR CONSIDERATION
* The proposed project is in a residential tract consisting of both one- and two-story residences. See Vicinity Map in Attachment 1.
* The site is currently developed with a 2,240 square foot one-story single-family residence built in 1961.
* Per the Santa Clara City Code 18.120(D)(1d), the request to construct a two-story residence requires Architectural Review approval through a Development Review Hearing.
* The project proposes a 349 square-foot first floor and new 1,427 square -foot second floor to the existing 2,240 square foot single-family resulting in a seven-bedroom and four-and-half bathroom two-story residence, with a 480 square foot two-car garage. The new residence is designed as contemporary two-story home with stucco cladding and shingle hip-style roof.
