BACKGROUND
SCS Development (Owner) is currently in the process of redeveloping the property at 1957 Pruneridge Avenue (Property) with 22 for-sale single family detached homes (Project) on a 2.47-acre site. The Project was approved by City Council on March 19, 2024. A Final Map for Tract No. 10639 is required to be filed by the Owner as part of the Project.
DISCUSSION
The Final Map for Tract No. 10639 subdivides one parcel into 26 parcels (22 single family detached home parcels and 4 common parcels). The Final Map has been reviewed by staff and meets the approved Tentative Map requirements. The Conditions, Covenants, and Restrictions (CC&Rs) have been reviewed and approved by the Community Development Department, City Engineer, and the City Attorney's Office.
ENVIRONMENTAL REVIEW
The potential environmental impacts of the Project were addressed in the Final Environmental Impact Report (EIR) prepared for the Project. The EIR, Mitigation Monitoring and Reporting Program, and Statement of Overriding Considerations were approved by Council on March 19, 2024.
FISCAL IMPACT
There is no additional cost to the City other than staff time and expense.

This report has been coordinated with the Community Development Department and City Attorney's Office.
