POINTS FOR CONSIDERATION
* The proposed project is in a residential tract consisting of both one- and two-story residences. See Vicinity Map in Attachment 1.
* The site includes an existing, two-story 2,615 square-foot residence with four bedrooms and three bathrooms, and an attached garage.
* Per the Santa Clara City Code (SCCC) 18.120.020.D1 (a), the request requires Architectural Review approval through Development Review Hearing.
* The project proposes a 373 square-foot first floor addition and a 67 square-foot porch resulting in a 2,963 square-foot residence with five bedrooms and four bathrooms. No work is proposed for the second story.
* To integrate the addition into the existing house, the project proposes to add two new front facing gables, one above the new porch, and the other above the new front addition. The front addition also includes a box window that extends from roof line to the ground. The porch has been designed to use stone veneer, creating some visual interest along the front elevation. Overall, the addition, including the mass and use of materials is consistent with the existing design of the house.
