BACKGROUND
Legend Santa Clara, LLC is currently in the process of redeveloping the property at 1890 El Camino Real with 56 residential condominium units. The project was approved by City Council on September 27, 2016.

DISCUSSION
Tract No.10436 Final Map combines two parcels into one residential condominium lot. The residential condominium lot will be further subdivided into 56 residential condominium units over a podium parking structure, common area, and amenity space. The Final Map has been reviewed by staff and meets the Tentative Map requirements approved by Council on September 27, 2016.

The Conditions, Covenants, and Restrictions (CC&Rs) have been reviewed and approved by the Community Development Department and the City Attorney's Office.

ENVIRONMENTAL REVIEW
The potential environmental impacts of the project were addressed in the Mitigated Negative Declaration prepared for the project and was approved by Council on September 27, 2016.

FISCAL IMPACT
There is no additional cost to the City other than staff time and expense.

COORDINATION
This report had been coordinated with the City Attorney's Office.

Public contact was made by posting the Council agenda on the City's official-notice bulletin board outside City Hall Council Chambers.
