BACKGROUND
On November 29, 2016, the City Council approved the project located in the Lawrence Station Area Plan at 3305 Kifer Road to allow the construction of 45 residential units on 1.91 acres (Agenda Item 12.C). A Final Map for Tract No. 10402 is required to be filed by the Owner as part of the project.

DISCUSSION
The Final Map for Tract No. 10402 divides three parcels into thirteen lots (eight private lots, two common areas, and three private street lots). The Final Map has been reviewed by staff and meets the Tentative Map requirements. The Conditions, Covenants, and Restrictions (CC&Rs) will be reviewed and approved by the Community Development Department and the City Attorney's Office prior to the recordation of the Final Map.

ENVIRONMENTAL REVIEW
The Final Environmental Impact Report (EIR) for the Lawrence Station Area Plan, which includes the project, was approved by Council on November 29, 2016.

FISCAL IMPACT
There is no additional cost to the City other than staff time and expense.

COORDINATION
This report has been coordinated with the Community Development Department and City Attorney's Office.

Public contact was made by posting the Council agenda on the City's official-notice bulletin board outside City Hall Council Chambers. A complete agenda packet is available on the City's website and in the City Clerk's Office at least 72 hours prior to a Regular Meeting and 24 hours prior to a Special Meeting.
