BACKGROUND
On May 22, 2018, City Council approved the Catalina Residential Project (Project) located at 1375, 1385, and 1399 El Camino Real to allow the construction of 54 townhouse units, including 8 live-work units (i.e. a single unit that is both commercial/office and residential use occupied by the same resident), with an additional 1,475 square feet of amenity and open space on a 2.23 acre site (Agenda Item 10). In addition, City Council approved the Project's Vesting Tentative Subdivision Map to subdivide the site into 10 lots. A Final Map for Tract No. 10474 is required to be filed by the property owner, LS-Santa Clara LLC, as part of the Project.

DISCUSSION
The Final Map for Tract 10474 divides the site into 10 lots (six private lots, three private street lots, and one open space lot). The Final Map meets the Vesting Tentative Map requirements. The Conditions, Covenants, and Restrictions (CC&Rs) will be reviewed and approved by the Community Development Department and the City Attorney's Office prior to the recordation of the Final Map.

ENVIRONMENTAL REVIEW
The Mitigated Negative Declaration prepared for the project was approved by Council on May 22, 2018.

FISCAL IMPACT
There is no additional cost to the City other than administrative staff time and expense.

COORDINATION
This report has been coordinated with the City Attorney's Office and the Community Development Department.
