Action on Final Map for Tract 10515 for the Catalina II Residential Development Project located at 1433-1493 El Camino Real [Council Pillar: Promote and Enhance Economic and Housing Development]
Report
BACKGROUND
On June 25, 2019, City Council approved the Catalina II Residential Development Project (Project) located at 1433-1493 El Camino Real to allow the construction of 39 townhouse units, including seven live-work units on a 1.70 acre site (Agenda Item 6). In addition, City Council approved the Project's Vesting Tentative Subdivision Map to subdivide the site into nine lots. A Final Map for Tract 10515 is required to be filed by the property owner as part of the project.

DISCUSSION
The Final Map for Tract 10515 divides the site into nine lots (five private lots, one common area, and three private street lots). The Final Map has been reviewed by staff and meets the Vesting Tentative Map requirements. The Conditions, Covenants, and Restrictions (CC&R's) have been reviewed and approved by the Community Development Department and the City Attorney's Office.

ENVIRONMENTAL REVIEW
The Mitigated Negative Declaration prepared for the Project was approved by Council on June 25, 2019.

FISCAL IMPACT
There is no additional cost to the City other than staff time and expense.

COORDINATION
This report has been coordinated with the Community Development Department and the City Attorney's Office.
