BACKGROUND

On May 22, 2018, the City Council approved the Moonlite Lanes Townhome project (Project) located at 2780 El Camino Real to allow the construction of 58 multi-family dwelling units on a 2.87-acre site (Agenda Item 11). A Final Map for Tract 10513 is required to be filed by the applicant as part of the Project.

 

DISCUSSION

The Final Map for Tract 10513 divides the site into twenty lots (seven private lots, five private street lots and eight private common lots). The Final Map has been reviewed by staff and meets the Project’s Vesting Tentative Map requirements. The Conditions, Covenants, and Restrictions (CC&R’s) have been reviewed and approved by the Community Development Department and the City Attorney’s Office.

 

ENVIRONMENTAL REVIEW

The Mitigated Negative Declaration for the Project was approved by Council on May 22, 2018.

 

FISCAL IMPACT

There is no additional cost to the City other than staff time.

 

COORDINATION

This report has been coordinated with the Community Development Department and the City Attorney’s Office.

Public contact was made by posting the Council agenda on the City’s official-notice bulletin board outside City Hall Council Chambers. RECOMMENDATION

Recommendation

1. Approve Final Map for Tract 10513;

2. Authorize the City Manager to make minor modifications, if necessary, prior to recordation; and,

3. Authorize the recordation of Final Map for Tract 10513, which subdivides the site into twenty lots located at 2780 El Camino Real [APN 290-16-018 (2019-20)].
